1. Assess Your Home’s Condition
First, our team will complete a free home assessment to evaluate the condition of your home. From there, an Orchard Home Advisor or Listing Agent will present you with a recommendation of items that should be repaired or updated before putting your home on the market. As a licensed realtor in your area, your Orchard agent will be able to advise on what expectations current buyers have and which repairs will actually help your home sell.

2. Determine Your Upgrades
After your Home Advisor or Listing Agent has walked through their recommendations for upgrades or repairs, they’ll provide a cost estimate and confirm it falls within your budget.

The best part is that you do not need to pay any upfront costs for the work to be completed. Once you and your Orchard agent sign off on your services and budget, Orchard will hire the contractors on your behalf and settle up with you for the cost only after your home sells.
3. Complete The Work
With your services selected, Orchard will then oversee and manage all aspects of your home’s upgrades to complete the work as quickly and efficiently as possible. No need to deal with vendors or contractors directly; we’ll manage the timeline on your behalf and keep you informed throughout the process.
While every home and upgrade is different, most Concierge services can be completed in under 10 days, some in as little as 1 day. An added benefit of using our Move First program is that all this work will start after you’ve moved into your new home, so you won’t need to deal with strangers in your home or any noise or mess.
4. List Your Home & Sell Faster
Once your upgrades are completed, Orchard will clean your home and professionally photograph it, including creating a 3-D virtual tour for buyers to review online. From here, you’re ready to list for top dollar.
