When selling your home, it can be difficult to know if it’s worth your time and money to make a repair or upgrade before listing. Is it necessary to re-paint your child’s pink bedroom? Will buyers present a lower offer if they see the cracked tiles in the kitchen? Should you replace your carpet or just give it a good cleaning? Are there items you can DIY or will you need to hire a professional?
With Orchard’s Concierge service, our team will help you take the guesswork out of these decisions and complete any work at a budget you’re aligned with. Plus, once the work’s completed you’ll be able to maximize buyer interest the moment you list so you can sell faster.
1. Assess Your Home’s Condition
First, our team will complete a free home assessment to evaluate the condition of your home. From there, your Home Advisor will present you with a recommendation of items that should be repaired or updated before putting your home on the market. As a licensed realtor in your area, your Home Advisor will be able to advise on what expectations current buyers have and which repairs will actually help your home sell.
They’ll also be able to highlight repairs you don’t need to make. Lawrence & Bekah Goudy, recent Orchard Concierge customers thought their home might need several repairs, but found that just a few meaningful updates went a long way.
“Randy, our Home Advisor, was great at pointing out ‘you don’t need to do everything,” Lawrence said, “just a few updates here and there helped make our home look move-in ready.”
2. Determine Your Upgrades
After your Home Advisor has walked through their recommendations for upgrades or repairs, they’ll provide a cost estimate and confirm it falls within your budget.
As part of using Concierge, we’ll recommend vendors with proven results for the services you select and pass our negotiated rates and terms to you as part of your quote. Below are services available through Concierge.
- Interior & exterior paint
- Carpet cleaning & replacement
- Flooring repair
- Odor remediation
- HVAC repairs
- Roofing repairs
- Electrical repairs
- Water heating & plumbing repairs
- Pest Control
The best part is that you do not need to pay any upfront costs for the work to be completed. Once you and your Home Advisor sign off on your services and budget, Orchard will hire the contractors on your behalf and settle up with you for the cost only after your home sells.
3. Complete The Work
With your services selected, Orchard will then oversee and manage all aspects of your home’s upgrades to complete the work as quickly and efficiently as possible. No need to deal with vendors or contractors directly; we’ll manage the timeline on your behalf and keep you informed throughout the process.
While every home and upgrade is different, most Concierge services can be completed in under 10 days, some in as little as 1 day. An added benefit of using our Move First program is that all this work will start after you’ve moved into your new home, so you won’t need to deal with strangers in your home or any noise or mess.
4. List Your Home & Sell Faster
Once your upgrades are completed, Orchard will clean your home and professionally photograph it, including creating a 3-D virtual tour for buyers to review online. From here, you’re ready to list for top dollar.
With your home in tip-top shape, you’ll be able to maximize buyer interest the moment you list. With fewer areas of the home to negotiate as part of concessions, Concierge homes sell faster because buyers view them as move-in ready.
Many happy home sellers have already used Orchard Concierge to sell their homes quickly and save time and money on repairs. See below for a recent customer’s home that used Concierge for carpet replacement and interior painting to turn a dated living room into a clean and modern space.
