Introducing "Piedmont Gentleman's Farm". This generation farm has been in the same family since the 1960's, and has been cared for in a way one would expect over a 60+ year span. It's worth noting that Piedmont Gentleman's Farm is located directly across the paved road from world renowned vocalist Otis Redding' family farm, known as "Big O' Ranch, where most of his immediate family still resides. There is a lot of historical value embedded in the Piedmont Gentleman's Farm as it is part of the historical Cabiness Hunt Plantation, and it is ready for its next great land steward. THE LAND: This farm sits about 19 miles north east of Macon, and about a mile off of the main Highway. However, when you step foot onto this farm you would never guess how excellent the location really is. It is one of the most serene farms I have had the pleasure to spend time on. This 131 acre farm is situated in a fully fenced perimeter. There is 55 acres of gently rolling pastures, which offer excellent views, homesites and an array of other opportunity. When traversing the pastures, the thoughts of horseback riding, cattle grazing, hunting/recreational activities, or your next homesite all cross one' mind. The scenery on this farm is something only one can appreciate with their own eyes. It will almost take you back in time while wandering through the 100+ year old hardwood & pine forests here. There is no question it is some of the prettiest natural wood you will see on a piece of land in Middle Georgia. There are 81 acres of pristine hardwood/pine mixed forests. The understory is very clean, and can easily be navigated by foot throughout each block. WATER FEATURES: There are two separate creeks that meander through the hardwood bottoms, and it is easy to see how both would make exceptional pond site candidates. These two creeks offer key water sources for the deer & turkey population. The topography of this farm is outstanding. WILDLIFE: The thought of Turkey hunting these bottoms & ridges will get you excited for springtime in Georgia. It is not uncommon to see a large group of wild Turkey any given spring day. In regards to whitetail deer, this is a diverse tract for the bow & gun hunter alike. On multiple different visits to the farm, I have yet to not see several deer wandering around the farm. The hardwood pine forests offer what I would imagine to be the most ideal situations for the avid bowhunter. Loaded with mast producing hardwoods, these bottoms and ridges will be heavily traveled during deer season. The open pastures offer excellent opportunities for the gun hunter. Long range views will allow many opportunities to harvest deer roaming the pastures. There are several sites that would be more than suitable for large food plots if one desired. This is the type of tract where one could take their young kid and see 20+ deer on any given sit. This tract is loaded with whitetail deer & turkey, and with one visit to the farm that will be more than evident. The hunting pressure on this farm has been minimal over the years, and the sheer game numbers on the property will show. There are separate food plots tucked into one of the blocks of hardwoods. They are some of those food plots you set up in, and never want to leave. IMPROVEMENTS: There have been several improvements made to the farm as of late. There is a nearly 1000 square foot home nestled off of Otis Redding road amongst dozens of planted fruit & nut bearing trees. The cabin consists of one full bathroom, kitchen, nice sized common area, and an upstairs loft which is currently used as a bedroom. Lastly, there is an unfinished bath, which is already plumbed. The back porch of this property offers the opportunity to enjoy peaceful sunsets, and deer watching.
